These answers establish a sound starting point. Project-specific advice follows once the brief, location, scale and performance requirements are understood.
Consultancy fees depend on scope, complexity, programme, deliverables and construction support. Compare like-for-like responsibility and value, not only the headline fee.
There is no universal responsible KSh/m² figure. Building type, performance, cooling, resilience, water, fire, controls, specification and market conditions must be defined before applying a benchmark.
The proportion varies materially by sector and operating brief. A hospital, hotel, office and apartment development require different systems, redundancy and performance; the project cost plan should state its assumptions.
HVAC cost depends on climate, occupancy, comfort targets, operating hours, façade performance, ventilation, system type, controls and energy strategy. Early load analysis and option comparison are essential.
Typical scopes include power, metering, backup, water storage and pumping, hot water, drainage, fire and life safety, ventilation, ICT, security and common-area systems, subject to the project and approvals.
Ideally during feasibility or early concept design, before plant rooms, risers, ceiling zones, utility strategies and major cost allowances become difficult to change.
The consultant advises the client, engineers and documents the performance requirements, and reviews implementation. The contractor prices, procures and installs the works. Clear roles protect design responsibility and commercial control.
Test relevant project experience, professional registration, coordination approach, response discipline, cost awareness, QA/QC, construction support and commitment to operational performance.
Agree the performance brief early, avoid over-specification, compare system options, coordinate space and structure, identify long-lead items, control changes and issue buildable information at the right time.
It depends on system choice, capacity, redundancy, access, replacement routes and code clearances. The engineer and architect should test allowances early with coordinated layouts rather than generic percentages.
